The Tenth Annual Downtown Development Day will inform and educate attendees about the real estate market Downtown and what is planned for the future- all while providing opportunities for networking and business development.  This year, attendees will hear from industry experts in expanded break-out sessions, discuss business opportunities during the Development Expo and discover new and exciting changes happening in Downtown Atlanta.

Downtown Development Day is approved by the Georgia Real Estate Commission for real estate continuing education credit through the Georgia Institute of Real Estate. This program may also be available for continuing education hours for LEED Accredited Professionals under the “Non-Approved Presentations” category. (Please refer to the GBCI Credential Maintenance Program Guide for more information).

Navigating Today’s Real Estate Financial Market: Tips from the Trade

Commercial lending practices have changed dramatically over the last several years encompassing everything from lending requirements to available programs.  Notwithstanding these changes, the question still remains - - why can’t we finance development the way we used to?  As Downtown continues to grow, the issue of providing the right set of financial tools has become paramount.  Whether it is a commercial office building or a small retail shop with residential units above, how do we finance these projects in today’s market?  What are the obstacles and how might new and inventive programs help fund innovative projects.   Attendees of this interactive roundtable discussion will hear from local institutions on how to navigate this process, learn more about programs and specific institution objectives and examine potential funding gaps in a new trend in project type.   

Downtown Revealed: A Live, Work, Play and Learn Perspective

The Downtown community is thriving as the number of residents, students and office workers continues to rise. This interactive session allows attendees to hear first- hand how different stakeholders live, work and play Downtown and get a glimpse of Downtown not just as a place but as an interconnected and amenity-rich neighborhood.  Hear their stories of what brought them Downtown.  What were their reservations?  What has their experience been?  What were their expectations and have they been met?  This session will be a candid discussion from those that have made the move Downtown. 

Re-shaping Atlanta Streetcar Neighborhoods for the Millennials

Whatever you call them - Millenials, Generation Y or the Echo Boomers - younger consumers, by their sheer numbers and continued growth, are changing the way we look at real estate.  Driven by their preferences for urban lifestyles for easy access to work and diverse neighborhood amenities, millenials are a natural target segment for Atlanta Streetcar corridor revitalization.  Heralded as a nationwide trend, nowhere is this notion more evident in its existing demographic characteristics than the streetcar neighborhoods.  This panel will present the facts about this dynamic generation including their existing prevalence in Downtown Atlanta as well as provide perspectives from the residential, retail and office markets.   How do we appeal to this new segment of the population?  What residential unit design traits are critical?  How can retailers appeal to their pocketbooks?  Will employers looking to recruit a younger workforce change the look of office space in the future?

Atlanta Better Buildings Challenge: Secrets for Success

Initiated by Mayor Kasim Reed’s Office of Sustainability and Central Atlanta Progress in support of the City’s Power to Change sustainability program, the Atlanta Better Buildings Challenge (“Atlanta BBC”) is a nation-leading public-private initiative to reduce energy and water consumption 20% by 2020 across participating buildings in Atlanta’s central business district.

This informational session will be moderated by our special guest, Maria Vargas, Director of the Better Buildings Challenge for the US Department of Energy.  Both building owners and service providers will gain insight into resources and tools available for successful participation in the program. Panelists will discuss perspectives on energy and water efficiency best practices, innovative financing models and case studies from current participating buildings.
