The State of Downtown report is more than a snapshot of trends; it’s a reflection of the people, businesses, and development shaping the future of Downtown every day.

From residential growth and workforce trends to real estate investment, the report dives into the forces driving change in our neighborhood. Behind every chart and data metric is a larger story: one of community, momentum, and resilience.

Here are four key takeaways that help tell that story:

Downtown is Ours

Downtown Atlanta is defined by the people who call it home, power its economy, and shape its culture.

Since 2010, the residential population has grown by 44%, with over 34,000 people choosing Downtown for its walkability, culture, and access to opportunity. The population will continue to grow with over 5,000 housing units in the pipeline. Major global events like the FIFA World Cup will bring more visitors, visibility, and investment to the area. Downtown generates $84 million in public revenue annually for the City of Atlanta, making it a vital part of the city’s future. To support this growth, there is a need for more people-centered initiatives.

The Workforce is Making Its Way Back

The workforce is returning to the office due to changes in remote work policies. Since 2021, employee visits have increased by 48%. The return of workers brings more consumers for retailers and more people to public spaces, helping to reignite the rhythms of daily Downtown life. About 44% of Downtown workers live within 10 miles of their jobs. This proximity underscores the growing desire to live near where one works and highlights the importance of expanding housing options in the urban core.

Small Business, Big Energy

Small businesses add diversity and authenticity to Downtown storefronts and streets. This year alone, more than 10 new businesses have opened, and nearly 500,000 square feet of retail space have been leased, which is the highest leasing activity in the past 5 years. Combined with the spending power of Downtown residents and a daily population of over 160,000 people, the local market offers a dynamic foundation for entrepreneurs and retailers to thrive.

Bold Investment Reshaping our Neighborhood

Bold investments are reshaping how Downtown functions, feels, and connects. With an estimated $5.2 billion being invested into transformative projects like the Stitch, Centennial Yards, and South Downtown, we’re witnessing a once-in-a-generation moment of growth. Add to that key mobility enhancements, like the improvements to Jackson Street Bridge, Broad Street, and Garnett MARTA Station Plaza. Building a Downtown that works better for all is underway!

As global attention turns to Atlanta with FIFA 2026 and the Super Bowl in 2028, the world will be watching. This is our moment to showcase what a thriving, inclusive, and connected Downtown can look like. And while the data gives us insight into where we are today, the future of Downtown is still being written by each of us.
